2.    Contact me to discuss the properties you have chosen.

 
3.  Decide on a day when you can visit to view the properties.
(I can recommend excellent accommodation for your visit.)


4.  I will then plan your visit around the properties you have chosen.

 

Usually you will require 1 day to see up to 6 houses, as this time will also include time for viewing the houses and the locations.


5.  When you find 'the one' we will negotiate the sale for you and go through our bilingual contract (“Compromis”) with you prior to signing.


6.  If you need help with financing or currency exchange go to the appropriate section on my website.


7.  Once you have bought the house we will process the sale.

 

It usually takes about 10 weeks from the initial contract to the final deed signed before the Notaire, who is a government appointed solicitor responsible for transacting all property in France.

 

The Compromis is divided into 5 parts identifying the vendor, the buyer, the property, the price and the conditions.  The last section "conditions" provides for the expert reports on termites, lead paint and asbestos, and any other agreed conditions. 

You will be provided with these expert reports before you sign the Compromis. 

 

The Compromis is subject to a 7-day reflection period during which time you are able to withdraw from the agreement without penalty. 

 

 

 

 

 

 

After this 7-day period we transfer the file to the Notaire...his work is very like that of a solicitor in the UK however he acts for the government to collect taxes and convey the property in the prescribed fashion, and acts for both the buyer and seller equally.  

In France there is not the adversarial procedure which you would see in the UK where each party has a solicitor who tries to do his best for his client, (possibly to the detriment of the other!)

...in France it is more of an administrative process.  

 

While in most cases it is not necessary for you to have your own solicitor as our agreements are written in English and are very straightforward, if you do wish to retain your own solicitor I recommend that you retain a bilingual solicitor who is experienced in French property transactions. 
An English law firm that I can recommend is Blake-Lapthorn which writes the monthly legal column in the magazine“French Property News” .

You pay the deposit of 10% of the price after the 7 days have passed, by electronic SWIFT transfer from your bank to the Trust account of the Notaire, with the balance 10 days before the appointed completion date, which is usually about 8 to 10 weeks after the completion of the Compromis.


8. On the day of the signing of the deed we go the Notaire's  office with you to explain and translate the deed which is in French.


9. After the meeting at the Notaire's office I will go with you to your new house and open the champagne
!
